What Makes a Good Appraiser and How Do I Select One?

Not all appraisers are created equal. Sounds lofty doesn't it. First of all let me tell you my bias, I think most residential appraisers are ill trained and incompetent. Often they have failed at everything else, then look around and decide that they can fill out a form and make an easy $400.00. Many have the attitude that they'll not be doing this job in two years so who cares what I say on the report, as long as the bank is happy. My general description of most appraisers is: An aerospace engineer without the education. If you are involved in borrowing money, divorce, removing your PMI, IRS, estate or property tax reduction - you need a good appraiser, not just any appraiser. Failure to hire a good appraiser could cost you thousands of dollars. In this report I will go over the general background of appraisers, the different classifications, what makes a good one, and finally how to select one for your needs.
